This service runs long-term tenancies: homes people live in, contracts measured in years, and the steady administration they deserve. It is what we are good at, and what an island of settled residents and working families genuinely needs.

Holiday-let operation — check-ins, cleaning turnarounds, guest messaging — is a different trade, and we would rather tell you that than run it badly. Where holiday lets meet our world is the community: mixed buildings with tourist and resident owners are everyday work for our community administration.

Do you find the tenant too?

Finding tenants is the estate agency's job — the group's agency markets homes to let across the island. Our service begins where the agency's ends: the day there is a tenancy to run.

How does the money reach me?

Rent is collected from the tenant and settled to your account monthly, with a statement that shows what came in, what went out and why — readable without an accountant, in your language.

Who deals with the 2 a.m. leak?

We do. The tenant calls us, our vetted trades fix it, and you see the repair as photos of a problem already solved. That is the entire point of the service.

What if the tenant stops paying?

A documented process from the first missed month — reminders, formal reclamation and, when it is the only route, the legal path with the group's own law firm. No improvisation, no delays that make it worse.

I live abroad. Does any of this need me there?

No. Contracts, statements and incidents all run remotely, documents live in the owner portal, and we correspond in English, Spanish or German. More for owners abroad.

Do you manage holiday lets?

No — this service is long-term only, and we prefer saying so to running it badly. Communities with holiday lets in them are a different matter: that is everyday work for our community administration.
